Notices:
We can prepare and serve three-day, thirty day, sixty-day notice,
or any other types of notices.

Fees: Orange Co. $85.00, All Other Counties. $95.00

(Add $30.00 for each additional notice served at the same time and address.)

The Unlawful Detainer is the documents that a landlord files in court to evict a tenant from
the property. Once a judgment granted for possession the sheriffs will remove the tenants from
the property.

We will prepare, file and pay the court cost and then serve the Unlawful Detainer
to the tenants.

If Uncontested, We will prepare and file the Default Package/Judgment for possession
and pay the writ fee along with the sheriff’s fee to have tenants removed.

If CONTESTED, for an additional fee we can provide attorney's who will appear in court
on your behalf and argue your case if necessary. After judgment granted for possession the
sheriffs will remove the tenants from the property.

Fees:
For a Uncontested Unlawful Detainer in Orange County UNDER *$10,000.
$805.00 for the 1st tenant,
This includes Court Cost ( filing fees, sheriffs fee & writ )
plus $40 for each additional named tenant on the lease/rental agreement over 18 to be server.
and $40 for the
Prejudgment Claim Form.

Uncontested Unlawful Detainer in Orange County OVER $10,000 & UNDER $25,000
$910 for the 1st tenant. This Fee includes Court Cost
( filing fee, sheriffs, & writ)
plus $40 for each additional named tenant on the lease/rental agreement over 18 to be server.
$40 for the Prejudgment Claim Fees

*The filing fee is determined by the amount of rent owed.
Cases under $10,000 the fee is $250.00
Cases over $10,000 & under $25,000 the fee is $395.00
Cases over $25,000 $395.00

Uncontested Unlawful Detainer outside Orange County; Call for price.

Other fees
(Add $40.00 for each additional adult tenant named on the rental agreement.)
(Add $40.00 for Prejudgment Claim of Right to Possession.)
(posting order $55.00) only if we are unable to serve the tenant after a week of unsuccessful attempts. The fee will automatically be deducted from your account if we have to request
a posting order.

STARTING THE EVICTION

Here is what we need to start the eviction:
1. A copy of the three, thirty or sixty day notice and proof of service, if served by you.
2. Rental or Lease Agreement, and any change made to the agreement.
3. A check in the appropriate amount.

Summary of Services

Uncontested:
When the tenant/defendant does not file an answer, and the court enters a default
judgment, plus judgment for possession, we will follow up and get a money
judgment entered.

Contested:
If the tenant decides to fight the case, we will set the case for immediate trial.
You can appear in court to argue your case, or for an additional fee we can appear
in court for you.

Bankruptcy:
If the tenant files for bankruptcy we can handle that for an additional fee. Call us.

Collections:
We can help you collect on the money Judgment entered. Call for fee.
